A 2nd home is just that, a 2nd home.  Its not your primary home.  You don’t qualify for a homeowners policy for a 2nd home.  But, you are offered a good policy that is suited to your specific needs. 

How do you use your 2nd home?  Is it your seasonal vacation home or will you be renting the home?  You want the best policy that fits your specific needs.

If you want to use your home as a rental, you will want to consider a higher liability limit.  The higher liability limit protects you from claims by renters or guests.  You will also want to consider loss of rents coverage.  Loss of rents endorsement will pay you fair rental income lost while the home is being repaired for a covered loss.

Always ask for the extended replacement cost endorsement.  This endorsement will extend your replacement cost coverage of your dwelling by 25% or more. 

Personal property coverage, do you need this coverage for a 2nd home?  For a vacation home you will want some coverage for your personal property.  You will need to take an inventory of your ‘stuff’ and assess its value.  Keep in mind, personal property claims on a 2nd home is paid on an actual cash value and not replacement cost. 

Now, lets say your renting your 2nd home.  The property inside the home usually belongs to the renter.  So, in this case, you may not want personal property coverage.

I highly suggest considering and discussing these endorsements.  The costs are minimal and the peace of mind priceless.
